ExoAir 230 / 230LT

A vapor-permeable air barrier that offers 12 months of UV resistance and service temperatures up to 240 °F (115 °C) and can be applied by roller, sprayer, or trowel. Excellent for commercial applications and projects that require NFPA 285 testing. ExoAir® 230 mitigates air infiltration/exfiltration and water penetration while remaining permeable to the passage of water vapor. ExoAir 230LT offers a low-temperature application.

ExoAir 230 / 230LT | Vapor Permeable Air Barrier

ExoAir 230 / 230LT is a fluid-applied, synthetic air and vapor permeable membrane designed for high-performance building envelope systems. This innovative solution offers a unique combination of air tightness and vapor permeability, making it ideal for projects that demand durability and energy efficiency. Thanks to its versatile application methods—including roller, spray, or trowel—it can be applied with ease across different substrates and site conditions.

Product Description

This air barrier solution forms a seamless membrane that ensures both air and water resistance while still allowing water vapor to escape from the building envelope. Not only does it meet rigorous NFPA 285 fire resistance standards, but it also performs exceptionally well in a wide range of temperatures. Whether you are dealing with unpainted masonry, exterior grade gypsum, or metal, ExoAir 230 and its low-temperature version 230LT can handle the job. Furthermore, this product is compatible with Nudura® ICF systems, offering excellent adhesion and single-source warranty opportunities.

Key Benefits

  • Seamless application for a continuous membrane across wall surfaces
  • UV resistance for 12 months of exposed performance
  • NFPA 285 compliant for increased safety assurance
  • Permeable to water vapor while stopping bulk water intrusion
  • Available in custom colors to match project design criteria
  • Usable across wide temperature ranges—above 40 °F for 230, and above 20 °F for 230LT
  • Flexible installation using roller, spray, or trowel

Common Applications

  • Exterior grade gypsum board and plywood sheathing
  • Concrete and unsealed masonry
  • Metal panel systems and ICF walls
  • Dryvit® EIFS assemblies

Storage & Packaging

ExoAir 230 and 230LT are typically packaged in 5-gallon pails. Products should be stored indoors in a dry environment. To ensure optimal performance, do not allow the contents to freeze or exceed storage temperatures outlined in the data sheet.
